Investment loans are interest only, monthly payments with a principle balloon payment at the end of the term.
We accept multiple investors on a single loan, however, a single investor funding the full amount receives priority.
The borrower is responsible for all closing costs.
We only guarantee a minimum of one month of interest payments from the borrower. These loans can be paid off at any point by the borrower. Not all loans are guaranteed to go the full length of the term. Alternatively, extensions may be granted and are based on several factors. However, most loans average 6-8 Months.
All construction funds are considered “holdbacks”. The lender will only issue these funds after the borrower has provided the following Draw Request Documents:
1) Draw Request
2) Lien Release(s)
3) Scope of Work
4) Amount Requested
The lender will conduct an inspection of the property only after all required Draw Request documents have been received. Requested funds are only distributed to the borrower after a satisfactory inspection.
Although Black Label Capital, LLC has inspected the property and performed a Comparative Market Analysis (CMA) to determine the After Repair Value (ARV), it is the responsibility of the investor to do their own due diligence to ensure this investment is the right fit for them.
